Accurate Professional Valuation
In the challenging market conditions of today, it is imperative that valuations are researched thoroughly and assessed accurately to ensure that homes achieve the highest possible figure but are not overpriced so that they do not sell. With every valuer holding a top level industry qualification, we pride ourselves on the accuracy of our valuation.

Identify any Development Potential and advise on issues of concern
Many homes may have development or re-development potential that can significantly enhance the value. We specialise in identifying such potential and ensuring that any benefits are obtained. Conversely some properties have structural problems or are subject to legal disputes; again we can advise on how these can be dealt with in the most suitable manner.

Establish and Implement a Marketing Strategy
Having established an asking price the next step is to devise and implement a marketing strategy. This will be individually tailored for each property and will involve a combination of press and internet advertising, targeted mail outs, hotlist telephone calls, office display and for sale boards.

We undertake meticulous planning and attention to detail right down to the siting of the for sale board and use of attention grabbing riders. Our market leading sales brochures contain floor plans, easily assimilated key feature text, site and location plans. Professionally printed executive brochures are also available for a small additional charge. The effectiveness and outcome of the marketing strategy will be
monitored and relevant feedback given.

Negotiate and Monitor Sale to Legal Completion
Our skill and experience in negotiation will ensure not only that you achieve the best possible price for your property but also that your buyers position is scrutinised and financial circumstances validated before their offer is recommended for acceptance.

Many house sales encounter problems before contracts are exchanged, due to things like adverse surveys, legal queries and difficulties down the chain. We pride ourselves on our ability to overcome these problems and facilitate positive outcomes.

Accompanied Viewings and Keyholder Services
We offer a 7 day accompanied viewing service in respect of any vacant property. We are also happy to provide a Keyholder Service for properties we are selling, whereby service utilities or other authorised parties can collect and return keys to us for safe keeping.

Where a property is occupied by a vulnerable person, our service can incorporate pre-arranged viewing appointments for interested parties accompanied by a member of staff to ensure security and peace of mind.

Managing Director Neil Hunt BSc FRICS has been with Wilkins Vardy since 1976. A Registered Valuer and spokesman on the House Market for the Royal Institution of Chartered Surveyors, Neil is a former member of the President’s Working Party on reform to the House Buying Process.

He is one of the most senior property professionals in North Derbyshire and is regularly appointed as an expert witness in court cases. With 35 year’s experience of the local house market, Neil’s advice and guidance is an invaluable resource available to all our clients.

Julia Coombs CertREA FNAEA joined the Company as a part-time Saturday Receptionist in May 1991 and transferred to full-time Receptionist/Negotiator at our Clay Cross Office in 1993.

Julia began her valuation career in 2001 after completing her studies and obtaining a Certificate in Residential Estate Agency with Distinction, plus the RICS prize for the highest valuation exam results of the year, from the College of Estate Management at Reading University. Julia has progressed to become Associate and now Director, with overall responsibility for the branches at Clay Cross and Bolsover.

Paula Towndrow joined the team at Wilkins Vardy in 1985, after leaving school at the age of 16.

Having joined as office junior, Paula has progressed through the company, gaining experience and successfully acquiring more senior positions, culminating in becoming Company Secretary and Director in 2008. In addition to managing the company finances, Paula is also reponsible for Human Resources and Health and Safety matters.
