With every Valuer holding a top level industry qualification, we pride ourselves on the accuracy of our valuation.

In the challenging market conditions of today, it is imperative that valuations are researced thoroughly and assessed accurately to ensure that home achieve the highest possible figure but are not overpriced so that they do not sell.

Identify any Development Potential and advise on issues of concern
Many homes may have development or re-development potential that can significantly enhance the value. We specialise in identifying such potential and ensuring that any benefits are obtained. Conversely some properties have structural problems or are subject to legal disputes; again we can advise on how these can be dealt with in the most suitable manner.

Establish and Implement a Marketing Strategy
Having established an asking price the next step is to devise and implement a marketing strategy.

This will be individually tailored for each property and will involve a combination of press advertising, internet advertising, targeted mail outs, hotlist telephone calls, office display and for sale boards.

The effectiveness and outcome of the marketing strategy will be monitored and relevant feedback given.

Negotiate and Monitor Sale to Legal Completion
Our long established skill in sale negotiation and experience in progressing agreed transactions to legal completion will be fully implemented and we will be pleased to co-ordinate the handover of keys to the purchasers.

Accompanied Viewings and Keyholder Services
The purpose of marketing strategy is to generate viewings of the property. In the case of vacant homes we are delighted to offer an accompanied viewing service.

Probate Sales often raise the question of whether the house should be left furnished and we are happy to give specific advice on this on an individual basis.

We are happy to provide a Keyholder Service for properties we are selling, whereby service utilities or other authorised parties can collect and return keys to us for safe keeping.

Where a property is occupied by a vulnerable person, our service can incorporate pre-arranged viewing appointments for interested parties accompanied by a member of staff to ensure security and peace of mind.
