Outline consent was granted on 8th December 2015 and a copy of the approval decision notice ref: CHE/15/00594/OUT is available from our Chesterfield Branch or from www.chesterfield.gov.uk. The approval allows for 10 detached units, but it has already been agreed for a single unit to be built to the south of 152 Hady Lane, leaving a possible 9 units to the north of 146.
The land owner is in the process of submitting a reserved matters application and is happy to discuss design and character with any interested parties.
All main services are understood to be available to the site although purchasers must make their own enquiries as to the availability and cost of connecting. We understand that the adjacent properties connect to a combined sewer. It is envisaged that a foul connection for the development will be available to the south of 152 Hady Lane. Surface water will require a designed and approved scheme.
The land owner is presently organising invasive ground conditions on the site, the results of which will be made available once complete. Note:- The land owner was involved with building the four adjacent houses, none of which needed ground stability remediation works other than re-inforced strip foundations.
Rights of Way
It is the landowners intent that any development scheme on the site will have to accommodate adequate access to the land at the rear. This access will have to be agreed between the two parties prior to completion of the sale.
The site is understood to be sold as Freehold.
Strictly by Appointment
The asking price of £335,000 relates to the value of 5 plots. A reduced plot value will be considered if the site is purchased as a whole (9 Plots).
Community Infrastructure Levy
It is our understanding that the planning consent was issued before the introduction of CIL. We therefore understand that the development will be free from a CIL charge, although confirmation of this should be sought prior to purchase. Further advice is available from Chesterfield Borough Council.
