Finding the right tenant for you
We will pre-assess your prospective tenants prior to viewings being undertaken to ensure they are capable of renting your property is a responsible and safe manner.
We will then obtain references and identification details before a formal offer to rent is put to you.
Setting up a safe & legal tenancy
Once confirmed as being an acceptable and legally compliant tenant, we will arrange for security deposits to be placed and for an inventory of the property to be created.
We will also ensure that all legal requirements are fulfilled including Gas Safety checks and Electrical tests.
Let only - Finding the right tenant for you
Finding the right tenant for your property is our priority. We take care of everything, from marketing to move-in, making the process smooth and stress-free.
Our let only service includes:
- A professional digital brochure with a full description, high-quality photos, and a floor plan.
- Once approved, your property is listed on our website, Zoopla, and PrimeLocation, reaching a wide audience.
- Our team handles all enquiries seven days a week, ensuring no opportunity is missed.
- We provide regular updates, sharing feedback from viewings and reporting all offers.
- Every tenant is carefully vetted with full reference checks, including bank, employer, and previous landlord references.
- If needed, we arrange a guarantor or company credit check for added security.
We provide a legally compliant tenancy agreement and carry out Right to Rent checks. - A full inventory is conducted before move-in, with copies shared for transparency.
For this service, we charge a one-off fee of £500 including VAT.
Fully Managed - Complete peace of mind
Our Fully Managed service takes care of everything. From tenant management to property maintenance, we handle the day-to-day running of your rental.
- We conduct regular property inspections – one month after move-in, then at six months, 12 months, and every nine months thereafter.
- Repairs and maintenance are managed 24/7, including arranging tradespeople, obtaining estimates, and overseeing work.
- We handle payments for property-related costs directly from the rent received.
- At the end of the tenancy, we carry out a full inspection and inventory check, managing any deposit deductions for damage or unfair wear and tear.
Fees: £240 (inc. VAT) one-off setup + 10% (inc. VAT) of the gross monthly rent.
Rent Collection - hassle-free payments
Adding our Rent Collection service means you can enjoy a steady rental income without the admin. We take care of collecting payments and handling deposit protection, so you don’t have to.
- We collect and securely hold the tenant’s deposit under the chosen deposit protection scheme, managing any end-of-tenancy disputes.
- Rent is collected monthly and transferred to you within five working days, minus any agreed fees or expenses.
- You’ll receive a detailed rent statement each month for full transparency.
- We notify utility providers of meter readings and transfer service contracts to the tenant at the start of the tenancy.
Fees: £300 (inc. VAT) one-off setup + 6% (inc. VAT) of the gross monthly rent.
