Other contributing factors included sellers accepting a higher offer (14.5%), chain breaks (7.3%), and sellers pulling out due to slow progress (5.5%).

Welcome to the Wilkins Vardy ‘Deal Room' and ‘Fast Start Conveyancing’

Wilkins Vardy have combined forces with Coadjute to create our sellers ‘deal room’. This will include:

Your AML information
Land Registry title register and title plan
The Law Society TA6 Property Information Form (the form you usually fill out after a sale is agreed)
Any other relevant documents

Once complete, this information will be reviewed by an experienced chartered surveyor.

The ‘deal room’ can then be used to invite buyers and solicitors when a sale is agreed.

An informed buyer is more likely to complete

At the point of negotiating a sale, we will send prospective buyers the Law Society TA forms and Land Registry information so they can review before an offer is accepted.

We provide solicitor level due diligence on your buyers

When a sale is agreed, we will undertake unrivalled due diligence on your buyers, including:

  • Full biometric electronic identification
  • Full chain details
  • Comprehensive proof of finances to solicitor level, identifying not only that the funds are in place but also the source of those funds.

Speed and commitment are key to a successful sale

Once a sale is agreed, we will invite the buyer and their solicitor into the deal room where information can be shared. We will then ask for a small fee from the buyers to cover the cost of searches. If agreed, these will be ordered on Day 1 by WV to speed up the process.

Searches will usually be returned within 2 weeks. We can also agree on a simple 12 week reservation agreement which will confirm commitment from both buyer and seller.
